Does the monthly rent have to be the same throughout the year?

No. If your business is highly seasonal--for example, a restaurant that is open full-time during the summer in a tourist area but closed or only partly open in the winter season--you may wish to determine if the landlord will agree to a rental schedule where your business pays more during the summer months and less during the winter months.
