Renting Residential Property

Ending the Landlord-Tenant Relationship

Lease Termination by Tenants

Does the landlord have the duty to mitigate the rental obligation of the tenant who moves out?

In many places, the landlord is obligated to make a good-faith effort to find a new tenant promptly so that the old tenant can discontinue paying rent. The first tenant can also help find a new tenant.
